If a $40,000 remodel of a home's kitchen will place the home outside of the comp home values in your area, you will be unable to achieve a significant return on your remodeling investment. When determining a home remodeling budget, homeowners will need to truly assess whether the higher end replacement of certain items will simply be for naught. On the other hand, if the homes in your area are increasing in value by 10% per year and you plan on living in the area for many years to come, determining a remodeling budget which renders the home outside of local comp values may return well for the homeowner in the long run. Another important factor in determining a remodeling budget is the home's current equity. Whenever possible a homeowner will want to borrow on the current equity in a home for the remodeling budget rather than taking a second mortgage or obtaining a personal loan. Determining whether or not your home will be able to pay for it's own upgrades will help a homeowner in determining a remodeling budget. Using home equity to determine a remodeling budget will save a homeowner on interest rates and bank fees associated with mortgages and personal loans. When determining a remodeling budget, a homeowner will need to weigh the cost of the remodel they have planned with the amount of added value the remodel will give the home. Once a homeowner has weighed every option and determined the true amount that they can afford on a home remodel, the amount should be decreased by 10-20%. No one wants to truly sit down and think about the cost of such an exciting event.
